1. Land Title Deed Collage
Land Check:
Check whether the land title deed is valid (e.g. NS4 Jor. entry)* to grant full ownership rights). Check whether the seller is the real owner or has the right to sell or not. Whether the land has any mortgages or other obligations, easements, etc.. Entrance-Exit: Is the exit available on public roads. (In case of vacant land) Zoning Plan: Is the land designated where a house can be legally built or whether there are restrictions on construction.
2. Condition of the house and land.
House Check:
Check the condition of the house, cracks, water leaks or weak structure. Water-Electricity-Sewerage: Check whether the systems comply with building codes. Flood Level: Check the history of the area due to flooding. Soil: Checking the condition of the soil, whether there is a problem with the soil, rainwater absorption, stability of the subsoil under the house's foundation, soil contamination. Common fees for water, electricity, security, cleaning, etc.
*NS4 Jor, officially known as Nor Sor Si (4) Jor (N.S.4.J), is referred to as "Chanote" in Thailand and is the highest form of land title. This type of title deed gives the holder full and confirmed ownership of the land. Land with a Chanote title is precisely surveyed using GPS and its boundaries are marked with concrete markers. This title allows the owner of the land to sell, rent or otherwise dispose of it without restrictions.
