It is important to note that, unlike in the Czech Republic, real estate agencies here often share all property listings with each other. This means we have access to every available property across Thailand and can effectively assist with your purchase.

3. What is the procedure for purchasing real estate in Thailand for foreign clients?

Arrange a personal or virtual tour of the property.
Our lawyer will explain all terms and conditions of the sale.
Upon signing the contract, a 10% deposit is required.
The ownership transfer process takes 1–2 months, after which the remaining amount is paid.

Our sales services are completely free for buyers, as the commission is paid by the seller, as stipulated by Thai real estate market rules.

Our remuneration is based on a commission model, which may vary depending on the specific property. This commission covers all costs associated with marketing and operating the property.
6. Who determines the prices of real estate and development projects?
The price of resale properties is always set by the seller. This is why having a reliable real estate partner is crucial for effective negotiations. Our daily market activity provides us with a keen understanding of seller behavior (e.g., based on nationality) and which properties offer more room for negotiation. We know how to highlight specific features to secure the best price for you.
For development projects, the price is set directly by the developer. While offers may vary, larger discounts are possible—for example, when purchasing multiple units at once. Prices are often negotiated individually, and a history of cooperation with the developer can secure more favorable terms. Prices typically increase during construction, but exceptions may occur for completed projects with unsold units.
An important fact: A developer does not offer discounts to buyers who forgo the services of a real estate agency; the price remains the same. However, without our support, you lose access to numerous benefits. In Thailand, sales are consistently handled by a real estate agency, with state-regulated fees and commissions.
7. Do we cooperate with other real estate agencies?
Yes, we cooperate with several real estate agencies operating in selected provinces, ensuring access to current offers in the most sought-after locations. Since we live in Thailand year-round, we are in daily contact with local real estate agencies, developers, and sellers. This is a significant advantage over agencies that mediate property purchases remotely from abroad, as they do not possess such in-depth knowledge of the Thai market, local laws, and customs.
8. How quickly can we process your real estate purchase?
The time required to process a property purchase can depend on many factors, but after the initial consultation with you, we will start by sending you a portfolio of selected properties. We place great emphasis on careful property selection, which is reflected in the enthusiasm of our clients, who are often ready to come for viewings as soon as we send them the portfolio. In such cases, the process can be very quick. If the client decides to buy and reserves the property, the entire transaction can be completed within a month, but it is more standard to close the deal within two months. The most important thing is for the client to come for property viewings as soon as possible and to familiarize themselves with the location. We do not pressure any client into anything, but the market in Thailand is very dynamic and quality properties sell very quickly, so what is available at the time we send you an offer may not be available if you decide to wait longer before coming to view the property.
