2. Přihlášení a registrace
Pokud ještě nemáte uživatelský účet, musíte se nejprve zaregistrovat.

3. Nahrání dokumentů o vlastnictví nemovitosti

Po vytvoření účtu bude potřeba nahrát dokumenty, které potvrzují vaše vlastnictví nemovitosti nebo právo pronájmu. Typicky se jedná o následující dokumenty: 

• Kopie listu vlastnictví (title deed).

• Kopie nájemní smlouvy, pokud pronajímáte nemovitost.
  
  

4. Potvrzení registrace a nastavení hesla

Po registraci obdržíte e-mail s odkazem na potvrzení registrace. 

5. Vyplnění informací o nemovitosti

V dalším kroku musíte vyplnit údaje o vaší nemovitosti, kde bude cizinec ubytován:

• Adresu nemovitosti.

• Typ nemovitosti a další detaily týkající se vlastnictví.

6. Vyplnění údajů o cizinci

Následně vyplníte podrobnosti o osobě, kterou ubytováváte. Tyto údaje musí přesně odpovídat informacím uvedeným v pasu a na příjezdové kartě cizince:

• Jméno a příjmení (stejně jako v pasu).

• Číslo pasu.

• Číslo příjezdové karty (TM6*).

• Datum příjezdu cizince do Thajska.
  *Formulář TM6 je příjezdová karta, kterou každý cizinec vyplňuje při vstupu do Thajska. Obsahuje důležité údaje, jako je jméno, číslo pasu a datum příjezdu. Tyto informace jsou klíčové pro vyplnění TM30, protože bez nich nelze cizince řádně nahlásit thajským úřadům. Karta TM6 je připevněna k pasu po příjezdu a je důležité si ji uchovat po dobu pobytu v zemi, protože se také odevzdává při opuštění Thajska. 

7. Potvrzení hlášení

Po vyplnění všech údajů odešlete formulář. Na základě odeslaného hlášení obdržíte potvrzení (tzv. "return slip"), které si uložte. Tento dokument může být potřeba při dalších úkonech, jako je např. prodloužení víza nebo 90denní reportování.

Shrnutí procesu:

• Kdo musí hlásit: Majitelé nemovitostí, pronajímatelé a hostitelé, kteří ubytovávají cizince.

• Kdy hlásit: Do 24 hodin od příjezdu cizince.

• Kde hlásit: Online přes imigrační portál nebo osobně na imigračním úřadě.

• Pokuta za neohlášení: Pokud formulář TM30 neodevzdáte včas, hrozí pokuta ve výši 800 až 1 600 THB

3. Uploading property ownership documents
After creating an account, you will need to upload documents that confirm your ownership of the property or the right to rent. Typically, these are the following documents:

• Copy of the title deed.

• Copy of the lease agreement, if you are renting the property.

4. Confirming registration and setting a password
After registration, you will receive an email with a link to confirm registration. 

5. Filling in property information
In the next step, you must fill in the details of your property where the foreigner will be accommodated:

• Address of the property.

• Type of property and other details regarding ownership.

6. Filling in data about the foreigner
Then, you will fill in the details of the person you are accommodating. These details must exactly match the information specified in the passport and on the foreigner's arrival card:

• First and last name (same as in the passport).

• Passport number.

• Arrival card number (TM6*).

• Date of arrival of the foreigner in Thailand.
  *The TM6 form is an arrival card that every foreigner fills out when entering Thailand. It contains important information such as name, passport number and date of arrival. This information is crucial for filling out the TM30, as without it, the foreigner cannot be properly reported to the Thai authorities. The TM6 card is attached to the passport upon arrival and it is important to keep it for the duration of your stay in the country, as it is also surrendered when leaving Thailand.

7. Confirmation of the report
After filling in all the information, submit the form. Based on the submitted report, you will receive a confirmation (so-called "return slip"), which you should keep. This document may be needed for further actions, such as visa extension or 90-day reporting.

Process Summary:

• Who must report: Property owners, landlords and hosts who accommodate foreigners.

• When to report: Within 24 hours of the foreigner's arrival.

• Where to report: Online via the immigration portal or in person at an immigration office.
